This Week in the 239

Hi, it's Jeremy. This week the Naples Zoo celebrated a first for its screamer birds, Lehigh Acres lined up overnight for a chicken sandwich, and Collier County put $7.8 million toward keeping 625 acres of ranchland from being carved up. Mortgage rates ticked up again, a bank paid $24.1 million for an office tower in North Naples, and Fort Myers Beach took two steps on its hotel rebuild. Here is what mattered from Naples to Bonita Springs.

⚡ The 239 in 60 Seconds

  • 📈 Rates up again: The 30-year fixed averaged 7.40%, up from 7.28% last week and 6.30% a year ago (Freddie Mac).

  • 💡 Didn't know that: The Naples Zoo just announced its first successful hatch of southern crested screamers, three chicks hatched Aug. 10 to first-time parents Jamie Lee and Peggy, and they should fledge in about a month (WINK News).

  • 🐔 Overnight line: Lehigh Acres' first Chick-fil-A opened Thursday at 1110 Homestead Road North, with customers camping out the night before (WINK News).

New Around the 239

The 239 Market: This Week's Market Pulse

Biggest deals this week:

  • No new monthly board report landed since last issue. NABOR's next report (September data) is expected around Oct. 23, per last week's issue; NABOR's statistics page is the place to check. Coconut Coast Realtors' reports page showed "No reports for this year yet" when checked, which looks like a page glitch since COR's August figures ran in the Sept. 25 issue, so verify before relying on it.

  • Redfin read (not NABOR or COR data; Redfin uses its own listing-based methodology and these are directional only). Redfin's latest data month is still August (July for Estero), so these are the freshest Redfin figures available, not new-this-week numbers:

    • Naples (August 2026): 278 homes sold, up 15.8%; median days on market 124, down 21 days; sale-to-list 92.8%, up 1.9 points; 24.0% of homes took a price cut, down 3.1 points. Redfin's median sale price is $1.2 million, down 14.0% (its page also cites a different figure in its summary, and its Naples data is not comparable to NABOR's $575,000 Naples-excluding-Marco figure).

    • Bonita Springs (August 2026): median sale price $544,640, down 0.97%; 373 homes sold, up 7.6%; median days on market 90, down 6 days; sale-to-list 94.7%, up 0.9 points; 30.2% of homes took a price cut, down 3.4 points.

    • Estero (July 2026, one month older): median sale price $484,757, up 1.0%; 316 homes sold, up 9.0%; sale-to-list 95.4%; 35.9% of homes took a price cut.

    • Takeaway: in all three markets sales are up and homes are sitting less than a year ago, and Redfin rates each "Not Very Competitive."

  • The one genuinely fresh number this week is the mortgage rate below.

Jeremy's Take: Rates moving back up to 7.40% is the number buyers will feel first, and it arrives after August's NABOR report showed a flat median price and slightly faster sales. At the same time, a bank paying $24.1 million for a North Naples office building is a reminder that well-capitalized buyers are still making big moves. What I'm curious about is whether September's numbers show the rate bump showing up in contract activity yet.

30-year mortgage rate: 7.40% as of Oct. 8, up from 7.28% last week and 6.30% a year ago. Freddie Mac PMMS

📍 239 Community Spotlight - Mediterra

Here's a community that sits on a county line. Mediterra spans North Naples and South Bonita Springs, straddling the Collier and Lee county border, with Mercato, Coconut Point, Miromar Outlets and Fifth Avenue South all nearby, per Naples Nest's community page. One listing on that page describes it as a 1,697-acre gated community (a single listing's figure, so treat it as approximate).

The quick look

  • Golf: Two Tom Fazio-designed 18-hole championship courses, the South Course (opened 2000, par 72, 7,223 yards from the tips) and the North Course (opened 2002, par 72, 7,075 yards).

  • Beach and wellness: A private Gulf beach club with a restaurant and bar, heated pool and cabana service, plus a resort-style pool, fitness center and spa on the main campus. Listings also mention a sports and wellness center "coming soon," with no confirmed opening date.

  • Courts and trails: Har-Tru tennis, pickleball and bocce, plus walking and biking trails

  • Homes: Single-family estate homes, coach homes and low-rise condominiums across neighborhoods such as Verona, Cabreo, Lucarno, Bellezza, Trebbio, Marcello and Cellini. Most single-family homes were built from the late 1990s through the 2010s.

  • Price snapshot: Active listings on the page ran from $1.1 million for a condo to $5,195,000 for estate homes. That's a snapshot of current listings, not a market-wide range.

  • Membership: Golf membership is not required to own a home. The page cites roughly $250,000 initiation and $25,000 annual dues as reference figures, not confirmed for any specific property, and notes that capital assessments, transfer fees and food and beverage minimums may apply. Ask the club for current terms.

This Week in Naples & Bonita Springs

Amendment 3: nothing new and dated inside this window surfaced (the most recent poll found, St. Pete Polls showing 45% support, ran Sept. 23), so no update this week. The full explainer is still live ahead of the Dec. 31 residency deadline.

Good to Know

  • 🚗 Update, I-75 at Collier Blvd. (Exit 101): The southbound on-ramp from northbound Collier Blvd. is closed overnight from 8 p.m. Sunday, Oct. 4 until 6 a.m. Friday, Oct. 9, and the project page says nighttime closures are expected to continue for the coming weeks. Completion is expected by the end of 2026 (SWFL Roads).

🔧 Home Tip of the Week

It's still hurricane season through November, as Hurricane Isaias has reminded us, so this week: build a "before" record of your home while everything is in good shape.

  • Walk through every room with your phone video on, opening closets and cabinets, and narrate big-ticket items as you go.

  • Photograph the roof, windows, doors and pool cage from outside so you have a dated baseline of their condition.

  • Save receipts, model numbers and serial numbers for appliances, AC equipment and any recent upgrades in one folder.

  • Store copies in cloud storage and keep your insurance declarations page and agent's number somewhere you can reach without power.

  • Check with your insurance agent, HOA or a licensed contractor for what your policy and community require.

☀️ Weekend Weather

Saturday: High near 88°F, showers likely with a possible thunderstorm (70% chance of rain). Sunday: High near 87°F, showers likely before 2 p.m., then a chance of showers and thunderstorms after (60% chance). Source: National Weather Service Naples forecast, issued 4:17 p.m. Wednesday, Oct. 7, so check for updates before you head out.

👀 What We're Watching

8117 Sandpiper RD, Fort Myers, FL 33967
4 bed | 2 bath | 1,828 sq. ft. | Built 2018 | San Carlos Park, Lee County

Update: major price reduction on my San Carlos Park listing. I've featured this one before, and the sellers have now lowered the price to $415,000 (was $449,000)

This one needs cosmetic work, and it's priced to reflect that. If you're comfortable with a little elbow grease, the fundamentals are already in place:

  • No HOA, no CDD, no rental restrictions. That flexibility makes it worth a look for investors and 1031 exchange buyers as well as owner-occupants comfortable with cosmetic updates.

  • 2018-built, popular Cali floor plan: open-concept living, split-bedroom layout, and a primary suite with a walk-in closet, dual sinks and a walk-in shower.

  • Kitchen: quartz countertops, 36-inch wood cabinetry, a center island with sink, stainless steel appliances and pantry storage.

  • Metal roof: a significant value add for long-term durability, and it may carry insurance benefits (ask your insurance agent what applies).

  • Outdoors and extras: covered rear lanai, fully fenced backyard with a 6-foot vinyl privacy fence and gates, 2-car garage, irrigation system and hurricane shutters.

  • Condition: tile throughout the main living areas, carpeted bedrooms, interior paint partially complete, and some wear from previous occupancy, all reflected in the asking price.

  • Location: between US-41 and I-75, with access to FGCU, RSW International Airport, Gulf Coast Town Center, Coconut Point, Miromar Outlets, Three Oaks Park and Southwest Florida beaches.
