This Week in the 239
Hi, it's Jeremy. Mortgage rates slipped again this week to 7.24%, the lowest level this month, and a Moorings home sold for $10.1 million. Cape Coral votes Monday on a Costco incentive package, Estero's rail trail purchase stays on track, and Tuesday is Election Day. It's also Halloween weekend, and this issue has plenty of ways to celebrate in Naples and Bonita Springs.

The 239 Market: This Week's Market Pulse
All three local boards have now released their September reports: CCOR for Bonita Springs-Estero (Oct. 21), NABOR for Naples (Oct. 23) and the Marco Island Area Association of Realtors. The common thread is shrinking inventory: listings for sale were down 22% in Bonita Springs-Estero, 17.3% in Naples and 30% on Marco Island compared with a year ago. Beyond that, the markets tell different stories. Naples closed sales rose 2.5% with the median price up 4.5%, Bonita Springs-Estero pending sales jumped 16% while the median price fell 10%, and Marco Island sales held flat at 67 with condo prices softer. The three boards cover different territories and use different methods, so the numbers below are best read market by market.
Naples (NABOR, released Oct. 23; Collier County excluding Marco Island): September closed sales rose 2.5% to 623 (608 a year ago), and the median closed price rose 4.5% to $575,000 ($550,000). New listings rose 4.8% to 1,073, up from 792 in August, while inventory fell 17.3% to 4,240 properties (5,128), and months of inventory dropped from 7.8 to 5.5. Pending sales slipped 6.8% to 702 (753) and average days on market improved to 99 from 107. Single-family: 332 closings, median $747,500 (+3.1%). Condos: 291 closings, median $400,000 (-2.4%). Inventory under $300,000 grew 3.5% to 555 properties, 470 of them condos.
Bonita Springs-Estero (Coconut Coast REALTORS MLS activity, September 2026 vs. September 2025): Closed sales fell 6%, pending sales rose 16% and new listings rose 4%. The median sales price was $495,000, down 10%, and homes for sale fell 22%. Median days on market was 55. The graphic also shows 379 new listings and 206 sold listings.
Marco Island (Marco Island Area Association of Realtors): September inventory fell 30% to 358 listings (homes 119, down 28%; condos 200, down 26%; lots 39, down 46%). Properties sold held at 67, unchanged (homes 28, down 28%; condos 37, up 61%; lots 2, down 60%). Median sales price: homes $1.6M (flat), condos $600K (down 13%), lots $475K (down 32%). Sold volume was $89.5M, down 31% (homes $61M, down 36%; condos $28M, up 2%). Average days on market rose 51% to 202; the board's breakdown shows homes at 85 days (down 9%) and condos at 127 (down 31%), so the jump appears to come from lots at 395 days (up 211%).
Full write-up: Southwest Florida September 2026 Market Stats
Jeremy's Take: Two weeks of falling rates is welcome, but 7.24% is still more than a point above last year's 6.17%, so most buyers are still doing careful math. In Bonita Springs-Estero, pending sales jumped 16% while the median price fell 10% to $495,000. At the top of the market, the $10.1 million Moorings sale is a reminder that turnkey, furnished homes are a segment buyers are paying attention to.

📍 239 Spotlight - The Waterfront Buyer's Guide
Buying on the water in Southwest Florida starts with the water, not the house. According to my Naples Waterfront Buyer's Guide, a home's position on the water, its route to the Gulf of Mexico and any fixed bridges along the way are permanent, so they come first in the checklist.
Here are four things the guide asks every waterfront buyer to check:
Water position: Gulf-front, bayfront, a canal with no fixed bridges, a canal behind a bridge, a Gulf- or bay-view condo or a boat slip each come with different trade-offs. For example, the guide notes that bridge clearance caps the height of the boat you can keep at home.
Route to the Gulf: Which pass the boat uses (Gordon, Doctors, Clam or Wiggins in Naples), how many fixed bridges are on the way and their clearance at high tide, and the shallowest depth on the route at low tide.
Dock, lift and seawall: The guide recommends a marine contractor inspection alongside the home inspection, plus checking permits and the water depth at the dock.
Elevation, flood zone and insurance: Get an elevation certificate and insurance quotes for the specific address, because two homes on the same canal can have very different premiums.
The guide also covers waterfront condos (milestone inspections, reserve studies and boat slip rules) and why asking prices on the water often sit above what actually closes. Its conditions and rules change over time, so verify details for any property you are considering.
This Week in Naples & Bonita Springs
🗳️ Collier voters will be asked whether to raise the tourist development tax by a penny → [Source: The Naples Press] The tax, now 5 cents and paid by hotels and short-term rentals, funds beach renourishment and tourism marketing. In the same report, a consultant estimated Collier's 43 advisory committees take about $850,000 in staff time; commissioners are gathering more input and haven't voted on any cuts.
🚲 Estero keeps the Bonita Estero Rail Trail purchase on track → [Source: WINK News] Soil samples from the inspection period showed nothing unusual, and the 11.4-mile trail would run through Collier County, Bonita Springs and Estero.
⚖️ Port of the Islands condo association and Collier get time to negotiate a lien dispute → [Source: The Naples Press] Commissioners approved a tolling agreement Oct. 13; a possible settlement would have Orchid Cove pay $85,127.66 in back taxes and costs in exchange for the county deeding the 28 parcels.
🚧 Fort Myers is among cities getting help in a state $100M water push → [Source: WINK News] Fort Myers receives $19.1M for six reclaimed-water projects.
🔧 Home Tip of the Week
Time-Change Safety Check
When the clocks change, it is an easy reminder to check the devices that protect your home.
Press the test button on every smoke alarm and carbon monoxide detector, and replace batteries if they are weak or the unit chirps.
Check the manufacturer's date on each detector; most units have a replacement date printed on the back.
Make sure there is a working alarm on every level and near sleeping areas.
Check that your fire extinguisher gauge is in the green zone and that everyone knows where it is.
Reset any timers, such as irrigation, lighting and thermostat schedules, so they match the new time. Check with your local fire department or a licensed electrician for specifics.

Disclosure: I'm a Realtor, and NABOR and Florida Realtors back Amendment 3.
