Hi, it's Jeremy. This week Florida changed the rules for minor fender benders, the Naples Pier passed its halfway mark on concrete, and City Council lost one of its longest-serving members. On the housing side, NABOR's long-delayed August report finally landed, and the Naples median came in at exactly what it was in August 2022. Then the 30-year rate jumped a quarter point in a single week, to 7.28%. Here's what it all means.

⚡ The 239 in 60 Seconds

  • 📈 Rates jumped: The 30-year fixed averaged 7.28% this week, up from 7.03% last week and 6.34% a year ago, per Freddie Mac.

  • 💡 Didn't know that: Naples' August median closed price was $575,000, the exact same median NABOR reported for August 2022, according to NABOR's August report.

  • 🚗 New crash rule: Starting Oct. 1, you only have to call police right away after a crash if property damage hits $2,000 (up from $500), or if anyone is hurt. WINK News has what you still need to do.

  • 🎣 Pier progress: Crews have finished the mid-pavilion concrete pours, so more than half of the Naples Pier's concrete work is done, reports WINK News.

The 239 Market: This Week's Market Pulse

Biggest deals this week:

  • 🏭 A 39,789-square-foot, 16-tenant industrial building at 1455 Rail Head Blvd. in Naples sold for $8 million (about $201 per square foot), one of the top five Naples industrial sales of 2026. The seller paid $1.6 million in 2014. Business Observer

  • 🏖️ On Naples' "Miracle Mile," the 1.3-mile beachfront stretch of Gulf Shore Boulevard North from Doctors Pass to Naples Beach Club, five luxury condo projects are rising or about to break ground. Kolter Urban's 3300 Gulf Shore has more than $60 million in hard contracts, according to Gulfshore Business. (Update: 2020 Gulf Shore, featured in our Aug. 21 spotlight, is now targeting a spring 2027 groundbreaking.)

Naples (Collier, excluding Marco Island), August 2026: Sales held steady while inventory kept shrinking. NABOR's report was released Sept. 25, after my last issue went out.

  • Median closed price: $575,000, down 1.7% from $585,000 (NABOR)

  • Inventory: 4,093 homes, down 16.3%, about 5.4 months of supply vs. 8.1 a year ago (NABOR August report)

  • Speed: 622 closed sales (+1.1%), average 99 days on market (down from 107), and price cuts down 30.2% (NABOR August report)

Bonita Springs-Estero Market Pulse (Redfin): COR hasn't posted a new report since the August numbers we covered last issue (COR Market Reports), so here's Redfin's read on the two markets. Redfin uses its own listing-based methodology on three-month figures through August, so these numbers aren't comparable to COR's MLS closed-sales data.

  • Estero: The median sale price was $489,676, up 3.6% year over year. 270 homes sold in August, up from 239, and homes sold faster, averaging 86 days on market vs. 104 a year ago (Redfin)

  • Bonita Springs: Homes sold for 94.7% of list price (up 0.9 points), so the typical home went for about 6% under asking and took about 87 days to go pending (Redfin)

  • COR's September report should post later in October.

Jeremy's Take: Prices in Naples are flat, but the market under them isn't: inventory is down 16%, price cuts are down 30%, and well-priced homes are selling in about 99 days instead of 107. A quarter-point rate jump in one week is never welcome, but Naples isn't a typical mortgage market: about 56% of homes in the Naples-Marco Island metro are bought with cash, roughly double the national rate, according to an NAR analysis reported by Gulfshore Business. So the real question heading into season is whether the financed side of the market slows down while the cash side keeps shopping.

📍 239 Community Spotlight - Talis Park

Set behind gates in North Naples, Talis Park is one of the area's most polished private club communities: 460 acres of lush gardens, shimmering waterways, courtyards and piazzas that developer Kitson & Partners describes as "the perfect union of luxury and nature". Its 799 residences range from coach homes to luxury single-family homes and custom estates, all within minutes of Mercato and the Gulf beaches and about 20 minutes from Fifth Avenue South. Fully gated and staffed, it's the kind of address where a day can run from the first tee time to dinner at the club without ever leaving the grounds.

Golf is the centerpiece. The 18-hole private championship course was co-designed by Pete Dye and Greg Norman, making it one of only two courses in the world that carry both designers' names. A full-length driving range and short-game practice area round out the golf side. Membership is equity-based and requires approval, and it isn't automatically bundled with a home purchase, so requirements vary by property.

Social life runs through Vyne House, the community's 33,000-square-foot Italian-inspired clubhouse. It has fine and casual dining (including Fiona's Market Café), a resort-style pool, the Core Fitness Center, Esprit Spa, tennis on Har-Tru clay courts, pickleball, bocce and walking trails. Homes currently listed in Talis Park range from about $799,000 to $4.5 million.

Good to Know

  • 🚗 New crash-reporting threshold: As of Oct. 1, Florida drivers only have to notify police right away when a crash causes at least $2,000 in property damage (up from $500) or involves injury or death (WUSF). You still have to stop, exchange information, and file a self-report with the state, per WINK News.

  • 🚧 I-75 at Collier Boulevard (Exit 101): Overnight paving closures of the southbound I-75 on-ramp from northbound Collier Boulevard wrap up at 6 a.m. Friday, Oct. 2. The right-turn lane from southbound Collier Boulevard onto westbound Davis Boulevard stays closed through the end of 2026 (SWFL Roads).

🔧 Home Tip of the Week

Coming back to a closed-up house? Do a 30-minute "reopening" walk-through before you unpack.

  • Run every faucet and flush every toilet for a minute or two to clear stale water and refill drain traps, then look under each sink for drips you'd otherwise miss for days.

  • Check the AC condensate line and the air handler pan. A clogged line after a humid summer is one of the most common causes of ceiling stains in SWFL homes.

  • Walk the lanai and pool cage for torn screens, loose panels or anything a summer storm shifted, and photograph any damage with the date before you fix it.

  • Reset the irrigation timer for the drier months ahead, and check the controller's battery backup while you're there.

  1. Restaurant worth trying: Estia, on Fontana del Sol Way in North Naples, serves Greek Mediterranean cooking. The name is the Greek word for "hearth," and the menu leans on fresh seafood, lamb and house-made spreads, with a wine list built around Greek varietals. Order the lamb chops with Greek fried potatoes and tzatziki, or the grilled salmon with ladolemano and spanakorizo. Happy hour runs 3-5:30 p.m. daily at the bar, and there's Sunday brunch from noon to 3. It's the first Florida outpost of a restaurant group with locations in Philadelphia, Radnor, Pa., and Marlton, N.J.

  5. Interesting local fact: Bonita Springs started out as "Survey." The town took its name from the Army Corps surveyors who camped along the upper Imperial River in the 1870s. Developers decided "Survey" lacked sales appeal and renamed the town Bonita Springs, and Surveyor's Creek became the Imperial River (City of Bonita Springs).

👀 What We're Watching

By next Friday we'll know how Naples City Council plans to fill Linda Penniman's seat, since it takes up the process at its Oct. 7 meeting, and whether Freddie Mac's Oct. 8 survey shows rates holding above 7.25%. Later this month, NABOR releases its September report on Oct. 23.
